Historic Tax Credits

Historic tax credits are a powerful financial incentive for building reuse.

Our services include:

Section 106 Process

Section 106 of the National Historic Preservation Act of 1966 (NHPA) requires Federal agencies to take into account the effects of their undertakings on historic properties. Any project receiving federal funds, licenses, or permits must complete the Section 106 review process.

Our services include:

  • Guide developers through the Section 106 process
  • Represent consulting parties
  • Provide documentation of buildings or structures that will be demolished

Preservation Project Strategies

PVN was created to increase the use of historic buildings. We bring the leadership, expertise, and strategic thinking to develop solutions for the most difficult preservation projects.

Our services include:

  • Comprehensive project planning and management
  • Building reactivation strategies
  • Reuse studies
  • Feasibility assessments
  • Selection of project consultants
  • Planning for and guiding a project through regulatory approvals
  • Identification of project funding sources

Historic Structure Reports

A Historic Structure Report (HSR) is a preservation planning tool. This document provides an owner or project architect with the information necessary for making appropriate design decisions for historic properties. Historic Structure Reports are often important, or required, for securing funding for projects.

Our services include:

National Register Nominations and Historical Research

The National Register of Historic Places (NRHP) is the official list of the United States’ historic places worthy of preservation. Most preservation funding sources, such as historic tax credits or grants, require NRHP-listing or eligibility. We are open-minded in our understanding of historic significance, which expands the meaning of heritage and makes more preservation projects happen.

Our services include:

Historical Architecture

Historical architects are the core of preservation design services at Preservation Design Works (PVN). Our architects work with other PVN staff, clients, and project stakeholders to collaboratively develop project strategies and design solutions that meet preservation standards and guidelines, project goals, and existing historic materials and conditions of the building. PVN is not a full-service design firm, but rather uses historic preservation design and expertise to make historic preservation projects happen.

Our services include:

  • Due diligence for potential historic preservation projects
  • Evaluation of reuse options for historic properties
  • Historic material condition assessments
  • Window surveys
  • Recommendations for treatment of historic materials
  • Construction details and specifications for historic materials
  • Documentation of existing building conditions

Historic Preservation Approvals

We guide our clients and projects to successful approvals at the local, state, and federal levels.

Our services include:

  • Heritage and Historic Preservation Commission (HPC) approvals
  • Section 106 Review
  • Minnesota Historical Sites Act

Preservation Funding Sources

Historic buildings are eligible for financial incentives for reuse. We translate heritage value to market value.

Our services include:

Construction Review

Historic tax credit projects require additional due diligence during construction. All work must meet the approved Part 2 application. Any construction that is not approved can jeopardize approval of the project for historic tax credits.

Our services include:

  • Review of change orders or proposed changes to the plans for consistency with the Secretary of the Interior’s Standards for Rehabilitation (Standards), the historic character of the building, and the approved Part 2.

  • Development of design solutions for unforeseen conditions that meet the Standards and the historic character of the building.
